Local knowledge, suburb by suburb
Townsville isn’t one market. It’s dozens of them. What sells a home in Bushland Beach is not what sells one in Hermit Park, and a buyer looking at Douglas usually isn’t also looking at Deeragun. Our team lives and works here, so we price to the street rather than to the postcode.
Our Townsville suburb guides
A closer look at some of Townsville’s most popular suburbs: what buyers are looking for, what’s selling, and what it’s like to live there.
Kirwan · 4817
Townsville’s largest suburb and one of its most in-demand. Kirwan runs from original family homes through to newer estates, with schools, shopping and Riverway all a short drive away.
Burdell · 4818
One of the fastest-growing suburbs in the northern corridor. Burdell mixes newer builds, parks and easy access to North Shore shopping. It’s popular with young families and first-home buyers.
Bushland Beach · 4818
A relaxed, masterplanned beachside community around twenty minutes north of the city. Wide streets and a foreshore park, without giving up schools, shops or the commute.
Mount Low · 4818
Part of the northern growth corridor, with newer homes on generous blocks near the Bohle River. Mount Low suits families wanting space and a short run to North Shore.
Douglas · 4814
Home to James Cook University and Townsville University Hospital. Douglas draws students, medical staff and families who want to be minutes from campus and the Ring Road.
Cranbrook · 4814
Central, established and well-connected. Cranbrook sits close to shopping, schools and the hospital corridor, which keeps steady interest from owner-occupiers and investors alike.
Heatley · 4814
Practical, central and well-priced. Heatley is close to schools, sporting fields and shopping, and remains one of the easier entry points into the Townsville market.
Gulliver · 4812
Leafy streets and garden-city charm just minutes from the CBD. Gulliver is a settled central suburb with long-standing schools and established gardens you can’t build overnight.
Idalia · 4811
Lakes, walking trails and modern homes define this master-planned suburb across the river from the CBD. Idalia suits buyers after new-build quality and green space close to town.
Wulguru · 4811
A settled southern suburb at the foot of Mount Stuart, close to the Bruce Highway and the Ring Road. Wulguru offers solid homes and quick access south and into town.
North Ward · 4810
Wedged between The Strand and Castle Hill, North Ward mixes classic Queenslanders with modern apartments, all a short stroll from the beach, cafes and the CBD.
Mysterton · 4812
Townsville’s smallest suburb by area and one of its most tightly held. It sits just four kilometres from town, and it’s also home to the Bright Property office on Charters Towers Road.

Why the suburb matters
Priced to the street, not the postcode
Two homes in the same suburb can be worth very different money. We appraise on what's actually sold nearby, not a blanket suburb average.
Agents who work your area weekly
You get someone who has been through the comparable homes, knows the buyers currently looking, and can tell you what they'll pay.
Buy, sell and rent under one roof
Sales and property management sit in the same office across all 46 suburbs, so investors aren't juggling two agencies.
500+ Google reviews
Twenty-two years of combined local experience and a public review record you can read before you ever pick up the phone.
Questions about our service areas
Which suburbs does Bright Property Townsville service?
We work right across the Townsville region, covering 46 suburbs in total, from the CBD and The Strand through to the northern beaches, the western growth corridor, the southern riverside suburbs and Magnetic Island. Every suburb on this page links through to the properties we currently have there.
Do you service suburbs outside Townsville?
Yes. As well as the Townsville City Council area we regularly work north to Balgal Beach and Ingham, out to Magnetic Island, and south towards Alligator Creek. If you’re just outside the areas listed here, it’s still worth a call. We’ll tell you honestly whether we’re the right fit.
Which Townsville suburbs are best for families?
It depends what matters most to you. Families after newer homes and space tend to look north to Burdell, Mount Low and Bushland Beach. Those who want to be close to schools, shopping and the university lean towards Douglas, Annandale and Kirwan. Rather than rank suburbs, we’d rather talk through your budget, school catchments and commute and narrow it down properly.
What are Townsville's northern beaches suburbs?
The northern corridor and beaches take in Bushland Beach, Saunders Beach, Bluewater Park, Mount Low, Burdell, Deeragun, Jensen, Shaw and Cosgrove, all postcode 4818. Balgal Beach sits further north again at 4816. It’s the fastest-growing part of Townsville and where a lot of new housing is being built.
Which suburbs are closest to James Cook University?
Douglas is the closest, with JCU and Townsville University Hospital both in the suburb. Annandale, Idalia, Oonoonba and Wulguru are all a short drive, and Cranbrook and Aitkenvale are close via the Ring Road. It’s a popular pocket with students, medical staff and investors.
Do you manage rentals in all of these suburbs?
Our property management team covers the same areas as our sales team. If you own an investment property anywhere on this list, we can arrange a free rental appraisal and talk through what it would realistically achieve.
How much does a property appraisal cost?
Nothing. Both sales and rental appraisals are free, with no obligation. We’ll give you an honest read on what your property is worth and what we’d do to market it. And if now isn’t the right time to sell, we’ll say so.
I can't see my suburb listed. Can you still help?
Almost certainly. This page covers the suburbs we work in most often, but it isn’t a hard boundary. Give us a call on (07) 4459 4810 or send an enquiry and we’ll let you know straight away whether we can help.
Not sure what your place is worth?
Free, no-obligation appraisals across all 46 suburbs. We’ll give you an honest read on your property. And if now isn’t the right time to sell, we’ll tell you that too.
